1. Copy /app & /skin folder to magento root
2. Goto Admin/Configuration/Design, select Themes session and input following value
+ Templates: hm_modern
+ Layout: hm_modern
+ Skin (Images / CSS): hm_modern_brown (or hm_modern_black)
3. Save and goto front-end to see the theme
